Phividec IA’s strength lies in its connectivity. The estate is anchored by Mindanao Container Terminal (MCT), one of the country’s most modern seaports, seamlessly linked to Laguindingan International Airport and major highways, reaching as far as resource-rich Bukidnon. It functions as an integrated logistics hub, enabling smooth international and domestic trade.

Spanning over 3,000 hectares with two major power plants, the estate is home to diverse sectors that include steel, cement, food and beverage, logistics, agribusiness and renewable energy. A P200-million Technical Education and Skills Development Authority regional training center focused on artificial intelligence and automation is also rising within the zone.

Aligned with national strategy

The growth of Phividec IA mirrors the Philippine Development Plan 2023 to 2028, which promotes economic expansion beyond Metro Manila. As part of the government’s spatial strategy, Phividec IA supports decentralization, industrial resilience and regional equity.

What’s taking shape

Ongoing key projects include expansion of MCT’s berth by 300 meters, bulk water supply system (up to 120 million liters/day), internal road network development, 5,000-unit housing under the Pambansang Pabahay Program, waste management projects and a 20-hectare solar facility in progress.

Forging ahead

Region X has marked a historic P1 trillion gross domestic product in 2024, solidifying its economic momentum. Through its rebranding campaign, “Forging ahead: A new era beyond 50,” Phividec IA is reintroducing itself as a top-tier investment destination.

With reliable power, water, transport and security, the estate offers a ready-to-operate environment. Streamlined business processes and institutional strength make it ideal for investors looking to scale.

The south is no longer the frontier; it is the future.
