Arthaland completes Tower 2 at Una Apartments Sevina Park ahead of schedule

GREEN property developer Arthaland held a topping-off ceremony on June 19 to mark the structural completion of Tower 2 of its Una Apartments project in Sevina Park, Biñan City, Laguna. The achievement was reached well ahead of the company’s target date in October this year.

In a statement, Arthaland said the milestone “sends a reassuring signal to buyers and investors that it remains committed to delivering high-quality projects on schedule.”

Una Apartments is part of Sevina Park, a mixed-use development of Arthaland that emphasizes sustainability and wellness. Sevina Park, according to the company, is the first and only mixed-use community in Southeast Asia to achieve Platinum certification for both LEED (Leadership in Energy and Environmental Design) for Neighborhood Development and LEED for Homes categories.

In a video during the event, Ar. Kristina Samantha S. Pobre, Arthaland's head of sustainability, said that Una, a mid-market condominium property, shows that sustainability is not only for the select few. “We are proving that sustainability is for all,” Pobre said. “It’s not expensive. ... It’s actually affordable and for everybody.” She cited the long-term savings and benefits that residents can enjoy through the energy and water efficiency features available in their units.

Una Apartments is equipped with energy-efficient air-conditioning systems, energy-efficient lighting, and low-flow plumbing fixtures, which offer residents water and energy savings of up to 20 percent. Windows are designed to provide natural ventilation and optimize natural daylight, yet all units are airtight to prevent sound and odor transfer between walls. Good indoor air quality is ensured by the DOAS (Dedicated Outdoor Air System) commercial-grade MERV filters and a Carbon Monoxide Monitor.

Units, all with balconies, are also more spacious, with a high floor-to-ceiling height of 2.6 meters. Furnishings in the unit are sourced from renewable or recycled materials.

Community benefits

Masterplanned by Boston-based Sasaki Associates, the 8-hectare property, which includes the house-and-lot project Sevina Park Villas, allocates 60 percent of its land area to green and open spaces. The property offers views of Laguna de Bay and Mt. Makiling.

Swimming pools, a gym and playground, a potager garden, and a dedicated pet park are some of the outdoor amenities future Sevina Park residents will enjoy.

Leandro Y. Locsin Jr., administrator and consultant of Leandro V. Locsin Partners, the design firm behind Una Apartments and Sevina Park Villas, defines the properties’ intention: “staying true to values of responsible building, greenness and sustainability, energy efficiency, while delivering intentional, high-quality finishes and community-focused outcomes that will delight buyers and investors.”

To date, Una Apartments Tower Two is 83 percent sold and scheduled for completion in December 2028. With 19 physical floors and 413 units, it features three unit types: the 28 sqm studio, the 35 sqm one-bedroom prime, and the 42 sqm one-bedroom deluxe. Currently, prices start at P6.5 million for Studio, and P8.5 million for the one-bedroom.

Meanwhile, Una Apartments Tower One, which will start turnover in October this year, and Sevina Park Villas are 100 percent sold out. Una Apartments will have a third tower targeted for completion in 2030, with pre-selling already started.

Arthaland Marketing Group Head Cyrene Pamela S. Go said that Sevina Park caters to a mix of homeowners and investors. Buyers include parents securing homes for their children who are studying at De La Salle University (DLSU) Laguna or will study there, retirees looking for a future residence, and OFWs seeking rental investment opportunities. “We also have international buyers who plan to use the units as their retirement home,” she said.

This September, Sevina Park will be the stage for the country’s first commercial-scale bamboo structure called Project BEAM (Bamboo for Ecological Architecture and Materials).
